1. COMMUNICATION

Save it and call it as often as you want. If you have any questions at any time, dial that one phone number and you'll get the answer.

Lack of communication is the top reason clients are not happy with their realtors in every survey I've read. That won't be an issue here. 

2. OWNERSHIP

Many agents & teams have listing/buying/closing coordinators. There could be 3 or 4 people involved and from experience, they just do not work.  No one owns the process, communication is alway poor between them and no-one accepts responsibility. 

For your house, you want one person who owns it and I do that on every single transaction. I've shown it to you, negotiated it, been there for inspection, talked to your mortgage people, your attorney. I know every detail and getting the deal done is my sole responsibility. 

 3. TRANSPARENCY

A real estate transaction can be an enjoyable, not stressful, process. Really it can. Stress is caused by the unknown or unexpected.

When we first meet, I educate my clients fully on what is going to happen, what the steps are all the way through to closing, who is responsible for each step and when it will happen. 

I have developed checklists for the whole process, they cover just about every issue I've come up against in my hundreds of houses sold.  I personally wrote them and continue to modify them.  

You never have to ask "so what happens next" because you'll know before it happens.

Knowledge is key. 

4. EXPERIENCE

By staying small and being your one point of contact, you get my experience which cannot be taught.  I don't have a team of agents (who are usually rookies) showing you houses, it's me, my knowledge & my experience the whole way through until you get your keys. 

The reason I'm able to do this for each house is because I intentionally keep my business small. 

Remember, I have my empire, I’m not chasing every last deal.

I don't want to be on a billboard or a radio ad claiming I'm the #1 selling this or that. My goal is stay small and help 20-30 people every year.

Quantity very rarely equals Quality.  

5. TRUST

 As you've probably noticed from the tone of my website, I tell it the way it is (in a nice way!), I don't do BS and value integrity way more than dollars.

You'll never get any pushy sales pitches from me. I unlock doors, stand back, let you look around, answer your questions and offer advice. That's my job, not to sell you a house you don't like. 

I absolutely refuse refuse to  do dual agency. This is where the same agent represents the buyer and the seller in the same transaction.  Most agents love it because they get both sides of the commission.  I think it is so unethical and believe it should be illegal. You can't promise the seller you'll get them the highest price and also promise the buyer you'll get them lowest price for the same house ! 

6. ADVISOR

I'm a real estate advisor, so I don't disappear after closing. I stay in touch, making sure you're getting the best out of your investment.

A month after closing I'll remind you to send in your primary residence tax application. Each October, I'll analyze your property tax bill to make sure it's correct. In January I send you the documents you need to send to your tax accountant. On St Patrick’s Day, I invite you to join me for a beverage !
